Greenwood Estate is a large group accommodation, nestled in the beautiful, rural area of the South East. Accommodating up to 44 guests, this is the perfect Party House for particularly large events. With beautiful surroundings, expansive lawns, and private gardens, you are guaranteed to have a relaxing time. The addition of a jacuzzi, sauna, and indoor swimming pool make this a really unbeatable holiday destination. This one-of-a-kind estate is made up of 6 different houses: Greenwood Manor, Greenwood Mounts View, Greenwood Oast House, Greenwood Wing, Greenwood Tudor View, and Greenwood Cottage. Each house is uniquely styled, but they fit together seamlessly. Greenwood Estate has a wedding license and a wedding gazebo in the Column Garden. There is a new outdoor area designated for events called “The Space” which is perfect for your next celebration.

Greenwood Manor
This vintage house sleeps up to 20 guests in 8 stylish and well-designed bedrooms. Access into the house is done via a yews protected porch which then goes into an oak-panelled hall; guests can find a warm fireplace waiting for you and your loved ones. The house's special uniqueness comes fron the pieces of furniture, panelled rooms, and oak beam ceilings. In addition to that, a touch of art makes an additional presence to the greenery by creating enormous yew topiary ducks which can be seen from a distance.
The house consists of:
- 8 bedrooms (3 doubles, 4 single, 4-poster bed, folding z bed, 3 divans, and 4 twin rooms)
- A large wood-panelled dining room which has a warm open fireplace and a dining table. The dining table can seat 12 but could be extended to seat up to 26 guests.
- The TV room, is perfect for you and your guests to chill or simply watch some of your favourite shows.
- The vintage kitchen is fully equipped with all the necessary equipment you need. It also includes a microwave, a 4-door oil fired Aga, a huge open working fireplace with the capacity to seat at least 12 people.
- A fun games room with table tennis, football table, badminton rackets and more.
- Full use of a shared indoor swimming pool open all year round
- Full use of a shared jacuzzi
Greenwood Wing
This self-contained wing is attached to the Manor and can sleep up to 6 guests. The uniqueness in the wing stems from the interconnection of its rooms and golden coloured walls. Moreover, it has a large fireplace, accompanied by a wood-burning stove which will give you and your guests the warmth you desire during those colder months. Like the other houses, the wing has access to all of the facilities of the estate.
The wing consists of:
- 2 bedrooms (double divan, and double bed) and two divans that can be used as single beds
Greenwood Mounts View
This beautiful 1-story house sleeps up to 12 guests in 5 differently styled bedrooms. This building is easily accessible and also comes with a wheelchair accessible bathroom. The accommodation offers a comfortable living room, an ideal location to relax in amongst the warmth of the fireplace. Additionally, the kitchen allows guests the chance to discover their inner chef, with the opportunity to show off their culinary skills. Moreover, the sun-attracting terrace which overlooks the estate's private gardens enables guests to appreciate a moment of silence and the tranquillity that is offered away from their busy work life. Not only that, but the private sauna is also available for all guests.

- 5 bedrooms (2 doubles, 3 single) in addition to a pull-out bed, and 2 comfortable z-beds

Greenwood Oast House
This gorgeous accommodation sleeps up to 12 guests throughout 4 bedrooms. The exquisite party house offers 2 meeting rooms, one of which is equipped with a TV, comfortable furniture and an open fireplace. The second meeting room has a dining table which seats up to 20 guests and is great for a casual get-together. This property shines through with it's personal private arctic spa bath, a luxury that can reach up to 35 degrees Celcius whilst accommodating between 4 - 6 guests; how great is that!

Greenwood Tudor View
A small self-sufficient cottage which sleeps up to 7 guests in 2 bedrooms. This cottage has a special feature of cosiness as it is always warm and the sunlight always makes its way through.
The house consists of:
- 1 main double bedroom with a king-size (1.5m) bed and a single sofa bed - 3 guests
- 1 bedroom with two (90cm) beds, and a single Z bed - 3 guests
- 1.2m bed settee
Greenwood Cottage
Another cosy and self-sufficient cottage which sleeps up to 6 guests in 2 bedrooms. This country-style cottage has 1 sitting room with an open fireplace, a kitchen, and a dining room. Like all of the other houses, this simple cottage also has access to all of the estate's facilities.

- A double bedroom with a (1.37m) double bed
- A twin bedroom with two (91cm) single beds

This large group accommodation near London provides you with a number of leisure and game facilities. You and your guests have the ability to enjoy an indoor swimming pool, two hot tubs, and numerous large gardens. The gardens feature a tennis court, a games room with a table tennis and football table, badminton rackets, and a herb garden where you can pick your favourite herbs to make your dishes extra tasty.
Weddings at Greenwood Estate
Greenwood Estate is a fabulous exclusive wedding estate near London. As the venue comes with a wedding licence, guests are welcome to utilise the dining room in the Manor House as the function room; this chamber has the capacity to cater up to 50 seated people of 70 standing individuals. Recently the owners have invested in building a beautiful wedding gazebo which is located on the Turtle Lawn, accessible from Greenwood Manor by a wide stone path. The wedding gazebo overlooks the picturesque Wealden landscape, perfect for idyllic wedding shots. Greenwood Estate also comes with lots of space for a big marquee. Wheelchair Accessibility
Greenwood Mounts View building is easily accessible and also comes with a wheelchair-accessible bathroom. You can also move around freely through the estate as there are little steps throughout your private gardens, it is mostly flat.
History & Owner Information
The history of the Greenwood Estate traces back to 1470 with the construction of the Greenwood Manor, build as a classic six-bay medieval timber-framed hall house. It was built either by or for John Jefferay who possibly ran away with his bride, heiress Agnes Millward. The Greenwood Estate also consisted from many farms making John Jefferay well known in the area as a man of wealth.
With the servants' quarter, kitchen, pantry & buttery located in the north-east end and a steep staircase access to an upper floor from a parlour on the south-west end, the Greenwood Manor was the perfect example of an ancient 14th century Wealden Jettied hall house. The main living hall previously had no ceiling wihch allowed the smoke from the fire in the centre to escape from the louvres on the roof. The upper floor consisted of a solar and bedchamber. The central hall was the most lively, where the family sat on raised platforms like thrones, some of which are still present even today.
Eventually, ceilings were added and this resulted in more rooms above. Another kitchen was built at the back of the house and a fine fireplace was added in the front hall by John & Agnes' great-grandson in the 16th century. The oldest first-floor bedroom boasts beautiful wall paintings that were also added by him. The front hall was created by their great-great-grandson, who was the last Jefferay to live. His wife bore two daughters but died at a young age of 25 and he never remarried, and so his name died with him.
For the next 250 years, the Greenwood Manor was a tenanted farmhouse owned by absentee landlords. A few improvements were however made by the tenants. One of these was the addition of the Oast House, which was constructed when the majority of farmers realised that mixed arable was not as profitable as growing hops. Today, there is a garden and a hot tub where the farmyard and orchard were located.
In its 450 years, the Greenwood Manor was only owned by two families. In 1908, Terence Bourke was seeking a house in England for two of his daughters and sick wife. He possibly picked Greenwood because of its location, which had easy access to the Newhaven ferry port. Tudor history and architecture was something he was passionate about and so he assigned two of his friends to make considerable alternations and additions to the farm and Manor. One of the two - Clotilde Brewster, was one of the first qualified female architects in the world.
Over the next 3 years, the Manor and the cowshed were joined, forming a library, which is now 'The Wing', with the colonnade garden outside. The passage on the first floor and the staircase at the front were added. The rooms downstairs were re-floored and covered. Windows were fitted on the second floor and it was transformed into a nursery. Many more changes were made such as adding tiles to the exterior and the front porch with Elizabethan claw-foot caryatids. A garden with walls, the front gate and the drive were also added. With these alternations, the Greenwood was modified from an abandoned farmhouse to a cosy Tudor-Edwardian country house. Moreover, the Oast House became a summer house for Terence's mother, while the family also constructed a Schoolhouse and Gate Cottage.
After Terence died, one of his daughters lived at the Greenwood Estate with her husband and made some more alterations and also constructed the Tudor View in 1937. The Manor was then passed on to her daughter and ever since then, it has been turned into self-catering accommodation.
Probably the most fascinating things about the Greenwood Manor which can still be seen today are its 16th-century paintings, the covered staircases at the back, the inward-pointing Tudor dragon beam-end in the dining room, and the kitchen fireplace mantel which is carved and the beautiful hall fireplace.
