Kitchen & Reception Rooms:

Ash Tree Manor houses not just one, but two gorgeous kitchens, each catering to slightly different needs. The first is the main kitchen, positioned just off the dining room, which offers ample storage between two large fridges. The main kitchen is equipped with everything you could need to prepare a delicious meal, which can be enjoyed together by up to twenty-six guests in the magnificent dining room. The second, slightly smaller kitchen doubles up as a games room, where guests can enjoy a warm cup of tea and some board games, or battle it up between mini pool, table football and hockey. 

In addition to its 2 kitchens and utterly magnificent dining room, Ash Tree Manor offers a large sitting room with an extensive collection of cosy sofas and armchairs. Featuring wooden floors, a toasty log burner, and regal red wells, this space is absolutely wonderful for relaxing, unwinding and catching up with your fellow guests. If you're planning a little more of a party, this spacious room doubles up as a dancefloor. With prior arrangement, this space can be arranged into a beautiful ballroom, perfect for any sort of celebration (though please, always be respectful of the property rules and neighbouring houses). 

Bedrooms:

Ash Tree Manor is a particularly spacious accommodation, featuring a grand total of 12 bedrooms, with 26 beds between them. The bedrooms are located between the ground, first, and second floors, and each room offers a slightly different ambience and aesthetic. The bedroom layout at Ash Tree Manor makes it particularly well-suited to corporate groups, family reunions, and general celebrations, thanks to the large number of single beds. The bedrooms are arranged as follows:

Ground Floor:

• Bedroom 1: 2 single beds.
• Bedroom 2: 2 single beds.
• Bedroom 3: king-size bed.
• Bedroom 4: 3 single beds.

First Floor:

• Bedroom 5: 2 single beds, double sofa bed and en-suite.
• Bedroom 6: 3 single beds.
• Bedroom 7: 3 single beds.
• Bedroom 8: 1 single bed.

Second Floor:

• Bedroom 9: 3 single beds and en-suite with double shower, bath and toilet.
• Bedroom 10: King-size bed and 3 single beds.
• Bedroom 11: 2 single beds

There is 1 x small bedroom on the ground floor with a single (pull out bed) and shower / toilet, potentially 2 x people can sleep there, and 1 x bedroom on the ground floor with 3 x single beds

The house itself provides an ideal setting for relaxing and celebrating with your fellow guests. The expansive mature gardens inspire guests to explore the area in all its peace and tranquillity. The house is merely a few miles from the beautiful Glen Gore Woodlands Park, where guests can enjoy stunning natural scenery and explore the many walking routes. Being only 30 minutes from Edinburgh, guests are spoilt for choice between exploring the rich history and culture of this truly beautiful city, exploring the beauty of the surrounding area, or even getting out for a little bit of nightlife in the evenings.
