Kitchen 

As you enter this family-friendly venue near Snowdonia, you will be welcomed by a porch/boot room with panoramic views. Through here, you can access the traditional kitchen with an Aga. There is a big pine table along with retrieved pine furniture that adds rustic finishing touches and complements the antique nature of the kitchen. Head through the old pantry doorway, and access the second, modern and sleek ‘Summer’ kitchen that comes with an electric oven, full gas range, coffee maker, dishwasher, and all the equipment you need to create your favourite meals. The kitchen also holds a big dining table for 14 guests.

Reception rooms

Whether you feel like relaxing, socialising, or merely having an afternoon tea, the sitting room featuring a wood-burning stove and exposed beams is the perfect space. Through the hallway, you will enter a bright conservatory that can sit 6 guests on a comfy sofa and chairs. As you walk out the conservatory, the stone patio with a BBQ area, ample outdoor seating with cushions, and fireplace are perfect for al fresco dining (8 guests + chairs).

The main reception room brings character to the house with its exposed beams and oak inglenook fireplace. This Party House in Wales also comes with a 46” smart TV, DVD, books, and numerous board games ensuring you are entertained at all times. This space is perfect for the whole group to gather in, induce some healthy competition with a board game, and make memories you can cherish for years to come. At the back of the property is a utility room with extra fridges, washing machine, and freezer. As you walk out of the back door, there is a shrub garden and log storage. Stay toasty at all times thanks to the sustainable air source heating system that heats up the entire house. You can control these radiators either individually or centrally. 

Bedrooms

• Bedroom 1: One double bedroom downstairs which was previously a study. It features a fireplace, wooden floor and exposed beams.
• Bedroom 2: The master bedroom is likely to be a treat for whoever in the group occupies it. Wake up in the morning to refreshing views of the stunning Vyrnwy valley to the South, and views of Dyfrn Hill on the East. Take full advantage of the king bed, big wardrobes, drawers and a dressing table.
• Bedroom 3: This double bedroom comes with timber support, wooden flooring, and a TV.
• Bedroom 4: Carpeted double bedroom with breathtaking views.
• Bedroom 5: This room doubles as a lounge and a bedroom and features an exposed stone wall, oak floors, modern fireplace, and TV. The patio doors lead to a brilliant balcony with incomparable views of the grounds and trees. This Party House in Wales comes with 4 antiquely designed bathrooms. One of these bathrooms can also be used as a high capacity steam room.

If you have extra guests, there are a couple of double airbeds which can be used but ideally 14 guests would be the maximum, as also as the dining room has the capacity for maximum of 14.

Extra Studio 

This stunning Welsh Party House comes with a garage that leads to an exceptional studio flat. Recently refurbished, the studio comprises a lounge with open kitchen, a 55” TV, a sofa bed for 2, and can sit up to 5 people. An oak door leads to a wet room which features a rain shower and a sauna with a built-in stereo system that can fit 4 guests. There is another sofa bed for an additional 2 guests, therefore, accommodating 4 guests in total. 

Entertainment

Enjoy the high-speed broadband WiFi all throughout the property. You are welcome to turn on a film on the two smart TVs for a movie night.

Outdoors

You will be delighted to know that there is a greenhouse as well as a fruit garden that produce fresh herbs and fruits during the summer which guests are free to enjoy!

Take a stroll through the 1.5 acres of grounds to experience the true countryside rejuvenation. If you feel like a game of golf, you are welcome to use the golf course on-site.

There is also an outdoor small lake referred to as an outdoor swimming pool.

There is also plenty of parking spaces for your guests.
