Roaches Hall is situated in the most breathtaking of locations. Nestled under the famous rocks of The Roaches between Buxton and Leek, it is ideally situated for anyone wanting a ‘get away from it all’ location, yet in the heart of England. Roaches Hall is reached over a winding driveway through the fields and woods under the famous Hen Cloud rocks. To quote from the Sunday Times “The Roaches themselves were spectacular. It was as if we’d wandered onto a film set from an Arthurian epic. Every turn seemed to reveal a perfectly composed landscape of trees, crags and velvet-mossed rocks, with no trace of the modern world in sight.” The Daily Telegraph puts The Roaches as number 5 in its top 10 walks in the UK, and The Guardian did a peice on us!
Roaches Hall was once the hunting abode of Sir Philip Brocklehurst. Sir Philip’s brother, Henry Courtney lived in the house and amassed a small zoo in the grounds including yaks, llamas, deer and wallabies. These later roamed freely over the Roaches before dying out in more recent years. Years later we have kept the unique style that made up Roaches Hall but added some special features to make your celebration go off with a blast.

Sorry to say we do accept groups of friends under 30 years old unless they are a mixed age group including children.
For stag parties and hen parties we accept only groups looking for a relaxed countryside weekend away, not a loud party.
We have put in a state of the art Ohm sound system on the ground floor of Roaches Hall. With an input in each of the living room, dining room, snug, and entrance hallway it allows you to play different music in each room, meaning you can have a variation of mini parties! Remember to bring your AUX cable to connect. Please note that because we have these crystal clear Ohm speakers, unfortunately, it is strictly banned to bring other speakers. Also once it goes dark outdoor music/ loud noise is banned as we are based in the beautiful Peak District and don't want to disturb the local wildlife.
Hot tubs, karaoke or any type of external music speakers, bands aren't allowed at Roaches Hall.
We don't have a wedding license, but do accept those looking for an intimate Wedding Reception. 10 extra day guests are welcome, at a rate of £15 per person.
As we have neighbours nearby if you are looking for a loud party or rave location we are definitely not the location for you.
Drawing Room
Roaches Hall has a lovely large Drawing Room, filled with thick, comfy leather sofas, so all your guests can relax in fashion and style. Accompanying this are vast wide windows that look out onto the amazing views and a really huge fireplace with a wood-burning stove, really atmospheric during winter evenings! For miles and miles, you can see the stunning Peak District. For the movie fans, it comes with a 50 inch TV, DVD, and 'Ohm' speaker system (just bring your own aux cable).
There is also a second living room, with views onto the Roaches hillside. This room also contains our library of books, toys for the children and another lovely feature fireplace, you will also find a 7-foot pool table here as well.
Dining Room and Kitchen
Like the Drawing room, the Dining Room has fantastic expansive windows to enjoy the views. Furnished with a lovely wooden floor, and marble fireplace, dining in Roaches Hall is a unique experience for any of your guests. Up to 34 guests can dine.
To complement this, Roaches Hall has a fitted oak door kitchen, granite work surfaces, with two large fridges and a large freezer and fully equipped with everything you could need for your party. It contains a large electric range with a double oven plus plenty of granite work surfaces and cupboard space. Facilities include microwave, washer/dryer, 2 large fridges and an upright freezer, 2 dishwashers, 6 slot toaster, copious crockery, glassware, cutlery, etc. Of course, if you want to save on the washing up, then bring in a catering chef and their waiters to have a true Party House meal!
Comfortable living
Roaches Hall has 13 bedrooms (5 doubles, 6 twins, 2 quads), and we know how important it is for your guests to get a good night’s sleep, so all our beds have lovely thick duvets to make sure they nod off in comfort. You will also find most of our bedrooms have stunning views looking out onto rolling hills in the distant, making for some incredible sunsets for your guests. The master bedroom also has an en-suite, as well as a wonderful bath overlooking the stunning local views.
There are also 11 bath and shower rooms all refurbished so that you have plenty of hot water. Many of these are ensuite.
Games Room + Xbox Snug
We want to keep the kids happy (young and old!) with a room with a pool table in, outdoor table tennis, indoor table football, and an Xbox snug to play games in peace, Roaches Hall has everything you could need to keep all ages busy!
Special extras
Roaches Hall comes with its own garden with stunning views onto the Peak District, absolutely perfect for hosting a BBQ or outdoor get-together. Alternatively, if your guests want to go for a walk between the famous Roaches rocks, they are just the other side of the gate opposite the front door from a public footpath.
Accessible Rooms
We want to be able to welcome everyone to Party Houses, therefore at Roaches Hall there is a ground floor bedroom and disabled access wet-room equipped with handrails. There are two further ground floor bedrooms, which are accessed via a couple of steps. NB there are two steps up to the front door (we can lend you access ramps). Please view our Access Statement to see if the property is suitable for your own needs.

Weddings
Roaches Hall can be used for small intimate wedding receptions, we don't have a wedding license unfortunately, but if you were looking to host a small gathering then that is possible. We do have some noise restrictions as mentioned above, so please take that into account.

Access Information
Introduction
This large self catering house is a Victorian Hunting Lodge built in 1876. It has interesting architectural features including some wonderful high ceilings and slightly uneven floors. We have tried to make it as visitor friendly for all our guests as possible and have built a ground floor bedroom with ensuite wet room suitable for access for those with limited mobility. However, there are two steps up to the outside of the property (once inside, the ground floor living rooms all have flat level access).
Pre Arrival
- We can offer the use of a Deaf Guard system for guests who are hard of hearing and unlikely to hear the fire alarm system. This is placed under your pillow at might and will vibrate and lights flash should the fire alarms go off. Please let us know before arrival if you wish to borrow the Deaf Guard.
- A telescopic ramp can be provided – please book in advance. It is a 7 foot twin ramp, overall width 260mm (each), useable width (internal each) 200mm, load maximum 230 kgs with a 65mm edge. They are made of strong aluminium with a black non slip covering suitable for heavy wheelchairs and scooters.
- Hire of additional mobility equipment can be arranged through Moorland Mobility (who will also deliver and collect). Please call Malcolm on 01538 381515 (closed Sundays) or visit moorlandmobility.co.uk. Alternatively the local Red Cross also have some equipment for loan free of charge.
- In Leek there are accessible toilets (on RADAR key schemes) in Silk Street, Leek Bus Station and in the council offices at Moorlands House off Stockwell Street
- There is a Shop Mobility Scheme at The Potteries Shopping Centre in Hanley, Stoke on Trent and also in Macclesfield
- The nearest shops are in Leek (c 4 miles) but Tesco.com and peakdistrictfinefoods.co.uk (local farmers market on wheels) will both deliver
- The nearest train station is Stoke on Trent (London Euston c 1hour 35 minutes)
- There are usually accessible taxis at the station
- Registered Assistance Dogs are very welcome at no charge
Arrival and Car Parking Facilities
- To ensure that your accommodation is ready we ask that guests do not arrive before 3.30pm. earlier arrival my be possible by prior arrangement
- There is plenty of free parking outside the Hall on the gravel driveway which slopes gently
- Cars can be parked immediately outside the second front door, with plenty of room for access to the vehicle
- There is outside lighting as night which lights up on sensitivity of movement
- The pathway to the main front door has two steps
Main Entrance and Reception
- The main entrance is reached via two steps
- Inside the front door entrance (door width 100cm) there is a hallway (minimum width 2m 10cm) leading to downstairs toilet, living room, second living room, kitchen, double bedroom and dining room. There is a further door through to two other ground floor bedrooms (accessed via two steps up). The main stair case rises from the hallway (staircase width 99cm)
- The entrance hall floor is tiled.
- There is a door to the rear garden with weatherboard lip of c 2cm, and wooden steps down, beyond this door is a stone patio.
- There is a further rear exit with worn uneven stone steps to an outside courtyard
Public Areas
- There are no lifts
- There are no public phones, but mobile reception is available on all networks (although sometimes you have to move around the property to optimise reception)
- Lighting varies by room. Most rooms have central pendants.
- All exit routes, including staircases and hallways, have emergency lighting which is either on all the time (staircases) or will come on in the event of a power failure
- The two staircase is both carpeted and has handrails. The staircase is 99cm width with turns.
- There is are two steps up to two bedrooms on the ground floor (a double and quad) – step heights 23 cm
- There is one small ground floor toilet
- Both hallways are painted cream
- A baby bath and child steps to reach sinks are provided
Downstairs Toilet
- The downstairs toilet has limited space a 65cm door width and 50cm width at its narrowest point inside.
- The toilet is 46cm high to the seat.
- There is a further basin and toilet in the ensuite wet room access from the ground floor double bedroom (with wide entrances and turning space)
- There is a large wash basin 84 cm high
- The door opens onto the hallway
Dining Room
- The dining room has one entrance doors into it – via the hallway (width 90cm).
- The floor is wooden. There are 3 round dining tables measure. The height of the under space of the table is 74cm from the floor and the table is 77cm high.
- 2 Large round table at 80 inches diameter
- 1 Small round table at 55 inches diameter
- 1 Rectangle table at 70 x 41 inches
- Chairs (all moveable) there are 25 chairs with leather seats and no arms. The chairs are approximately 44cm high

- Freeview and Teletext TV is provided with remote control as well as DVD player
Second Living Room
- This is accessed via the main hallway (door 80cm wide)
- The Music Room has a tiled floor with rugs
- Sofas and easy chairs are provided which are moveable for up to 9 guests
- A Hifi and TV are provided
Snug
- The Snug is accessed via the main hallway and through to the other two ground floor bedrooms
- It has short pile carpet and a table football game

Ground Floor
- Ground Floor Double with accessible wet room ensuite– door width 85cm. The double bed height from floor to top of mattress 60 cm. Largest transfer space to side of bed is 1m70cm.
- Ensuite Wet room has an 80cm wide door. The hand basin is 71cm high and toilet seat is 48cm high. There are handrails to the side of the toilet and both sides of the hand basin and shower. There is a level floor with no raised shower tray.
- There are two steps up to the hallway off which lead the following two annex bedrooms. Step heights 23 cm each.
- Annex Twin – door width 70cm. Two single beds with a height from the floor to top of mattress of 60cm. Largest transfer space to the side of bed is 1m.
- Annex Quad – door width 70cm. Four 90cm single beds, with a height from the floor to top of mattress of 60cm. Largest transfer space to side of bed is 3m.
Lower Ground Floor
- Access to the Lower Ground Floor is from the rear hallway. The doorway at the top of the stairway is 80cm wide. Then there are 13 steps down. The lower hallway is 90cm at its narrowest point.
- There is one further step down and then 3 steps up! (Maximum is 22cm step height)
- Twin Bedroom – the door is 70cm wide with one step up at 7cm. The maximum space at the side of the bed is 95cm
- The Ensuite Wet Room to the Twin Bedroom has a door width of 70cm with a 43cm WC height and 84cm Basin height, The shower is accessed without and further steps or barriers.
- Double Bedroom – the door is 70cm wide with one step up of 20 cm. The maximum space to side of the bed is 170cm
- The Ensuite Wet Room to the Double bedroom has a door width of 70cm with a 43cm WC height and 84cm Basin height, The shower is accessed without and further steps or barriers
First Floor
- Family Room –the door leading into this room is from main hallway – 83cm width. There are four 90cm single beds, all have a height to top of mattress of 60cm. The largest transfer space to the side of a bed is 1m60cm
- Ensuite Shower room- door 70 cm wide. Heights of fittings: toilet seat 44cm, hand basin 83 cm, shower tray lip 9cm
- Single – door width 75cm from main staircase landing. There is one 90cm single bed; height to top of mattress is 60cm. The largest transfer space to the side of a bed is 1m10cm. This bedroom has an ensuite shower and separate toilet and basin
- Ensuite Shower (in room shower lip is 9cm high), Basin 89 cm high and toilet 51 cm high
- Four Poster Double – door width 78cm from hallway. There is one double bed; this is a high bed with the height to top of mattress of 85cm. The largest transfer space to the side of a bed is 1m50cm.
- Terracotta Double – door width 70cm.. One double bed; height from floor to top of mattress is 60cm. Largest transfer space to the left hand side of bed is 80cm.
- Green/Red Twin – door width 80cm. There are two single 90cm beds 60cm high to top of mattress.
- Ensuite bathroom with hand basin, bath and toilet. Door width 65 cm
- Lilac Twin – door width 80 cm. There are two single 90cm beds 60cm high to top of mattress. Largest transfer space to side of bed is 1m 10cm

Bathrooms
- There are 4 ensuite and 2 family bathrooms on the first floor and 2 shower rooms on the ground floor
- The first floor bathrooms both have baths, toilets and WC. One is next to both the double and four poster double bedrooms. The basin is 80cm high. The floor is vinyl. There is good colour contrast between walls, and floor. The door width is 73cm
- The second bathroom is shared by the Turret room and next door twin bedroom (door width 75cm). It has a bath 59 cm high with a shower over and a basin 80cm high. There is good colour contrast between fittings and floor
- There are two shower rooms on the ground floor
- One is ensuite wet room previously described
- The two annex bedrooms share a shower room with basin (84cm high), toilet and shower (shower tray lip 9cm high). The floor is vinyl and there is good colour contrast between fittings and floor.
Kitchen
- The kitchen has two entrance doors from the second living room (80cm door width), hallway (80cm wide)
- The floor is tiled. There is a good colour contrast between walls, floors, cupboards and other surfaces
- The fitted units have solid oak doors and have granite work surfaces (worktop height is 91cm)
- There is plenty of china, cutlery and glassware for all guests
- A large American fridge/freezer is provided which can be used to store medication (highest shelf in fridge is 1m52cm and the lowest drawer in freezer is 54cm)
- The kitchen contains a washer/dryer, double oven and hob, and microwave

- There is no shop available on site
- The nearest shopping centre is Leek, with four supermarkets, Boots, WH Smith and most other requirements catered for.

- The garden has some steps to some sections. It slopes on a slight hill. There is a rear doors from the property into the garden, which involve steps. Alternatively the garden can also be accessed via the front door

History & Owner Information
A Short History of Roaches Hall
Roaches Hall (or Roaches House as it was known originally) was built in 1876. This date can be seen on the side of the building and on the chair that is marked RH 1876 in the hallway.
Roaches Hall was built by John Hall of Brough Nicholson and Hall, Leek. Brough Nicholson and Hall were silk manufacturers of silks, braids, bindings, trimmings etc, and were prize winners at the Great Exhibition in 1851, and several later European exhibitions. They were very substantial local employers with 630 employees listed in 1891 – so John Hall was a very wealthy man who demanded a house to fit his status. It sat at the far reaches of the Swythamley Estate of Sir Brocklehurst. The Estate stretched from the main house at Swythamley Hall, south to Toft Hall (now another Party House) and east to Roaches Hall.
Roaches Hall was sold on 27 April 1899 by John Hall. The sale took place at the Swan Hotel in Leek (which you can still visit) at “4 for 5 o’clock in the Afternoon”. Copies of the original sales documents can be found hanging on the stairway. The house went with 68 acres of estate land “well known as a bold picturesque rock and a feature of this part of the country and affords excellent Grouse shooting”. Fortunately “the Drainage is all in good order, and there is a splendid supply of spring water”. The House is of modern construction and is well timbered and the stone is of good quality for Building purposes.
Originally it had three floors on its south side (above the current Turret room). See the photo taken at Easter 1930 below. The top floor seems to have been removed in the 1930s – allegedly so the Courtney Brocklehurst could sit on the roof and have better views of the private zoo that had established here! There are still steps which go up inside of the house onto the roof (sadly for reasons of health & safety we are unable to let guests onto the roof as there is little to stop anyone falling off).
By the 1920’s Courtney Brocklehurst (younger brother of Sir Phillip Brocklehurst) was living here.
The zoo was set up as an outpost of London Zoo in 1936, whose keepers were worried about the outbreak of disease killing all their stock. They sent animals to Whipsnade in Bedfordshire and Sir Philip Brocklehurst (who was a Fellow of the Zoological Society) also offered to host some at his country estate. The private zoo included the famous red-necked wallabies, lamas and yaks that later escaped and lived wild on the Roaches rocks for many years. The red-necked wallaby, Macropus rufogriseus, is a native of Tasmania; it is sized about as big as a medium-sized dog, with a grey-brown body and carried its young in a pouch like other kangaroo species. They survived by feeding on heather at night and hiding in bracken during the day. The original wallabies bred and the population stabilised at an around fifty animals for many years, though the harsh winters of 1947 and 1963 reduced the numbers for a while. Certainly sightings of the wallabies were common until the end of the last century and local newspaper articles claim more than one sighting of a solitary wallaby as late as November 2007. Other animals sent here from London Zoo included Tasmanian Black swans, an emu, Indian and Chinese deer and various species of antelope.
Sir Philip Brocklehurst’s younger brother, Courtney Brocklehurst, was well placed to look after the animals having had been a game warden in Sudan in the early 1930s.
In the Second World War Courtney went off to Africa to rejoin his cavalry regiment with whom he had served in the First World War (although he was much older than the normal age for active service). He was then sent to Burma to fight the Japanese in the jungles and was sadly killed there in 1942.
On the Roaches rocks (at Hanging Stone) is a plaque with an epitaph to the Lt Colonel and a poem in the handwriting of Courtney's brother Philip Brocklehurst. The inscription reads:

Lt Col Courtney Brocklehurst
A local girl, Mary Tatton, whose uncle John Hall had built Roaches Hall, is said to have been in love with Courtney and her broken heart was never healed. She later moved into Roaches Hall with her husband and lived here for many years.
Andrea Jackson lived at Roaches Hall from 1947 to 1970 and remembers the Yaks. The old Yak had large horns and was quite fierce, whereas the younger one was much more docile.
Apart from the removal of the third floor, Roaches Hall has remained substantially unaltered. Since 1970 the Hall has had a couple of further owners. The stables and some land were sold off and Roaches House (by now known as Roaches Hall) became a luxury B&B.
In 2006 Roaches Hall became a Party House, so now many guests can enjoy its fabulous architecture and setting. The plumbing and electrics were updated and fire alarms and emergency lighting were installed. A new kitchen was added as were several new bathrooms. However, the wonderful panelled ceiling in the entrance hall, and many other architectural features have been carefully maintained.

If you prefer something mellow like strolling through nature and finding mesmerising viewpoints, visit the famous Roaches Rocks or take a walk through the many parks in the surrounding area.
